Award Criteria

Architectural Excellence
The modular facility boasts a two story open lobby with glass façade. The exterior treatment includes architectural grooves patterned with oversized windows and color banding. Angled walls create an updated clean appearance. The modular facility is adjoined by a 20,000 sq ft pre-engineered shop facility. A two-story office space provided site flexibility to support busy fleet operations. The lobby features a staircase, reception area and a custom designed feature wall, entrance sign and millwork. Two additional staircases and an elevator provide easy access between the office areas and the shop. Also included is a large meeting room, two conference rooms, driver area, interior glazing, custom wood trims, custom millwork, central copy and file areas, upgraded wall & floor coverings, and custom furniture. The floors feature perimeter offices with central open space. Restrooms featuring ceramic tile walls and floors and stainless steel modesty partitions are located throughout.


Technical Innovation
To provide the most flexibility, Williams Scotsman utilized clear span beams to span the open office areas of all modules. Eliminating columns in the open office space created a clean atmosphere and allowed for relocation of modular furnishings and offices within the space. A state of the art communications system was provided throughout the facility. Data and voice are combined, all systems are interconnected through the phone as well as computer systems. A centralized paging system allows communication with office personnel as well as the shop facility. Roof mounted HVAC units were utilized for both floors to provide the cleanest site appearance possible. A roof hatch with ladder (provided in a closet) affords easy access to the rooftop equipment for servicing.


Cost Effectiveness/Energy Efficiency
Even with the nature of this long-term project, the modular building approach was the most cost-effective solution. Increased spans, energy efficient rooftop equipment, insulated glazing and site installed synthetic stucco exterior all contributed to a cost effective and energy efficient facility. All (16) units were constructed with a minimum of R-30 insulation in the roof, R-13 insulation in the walls and R-19 insulation in the floor. Combined with the 2” synthetic stucco exterior finish, additional efficiency in maintaining building temperatures is accomplished. All plumbing fixtures are flush valve water conservation type. Electrical lighting was accomplished utilizing energy efficient ballasts with reduced wattage bulbs. Additional bi-level switching is provided throughout the building. All exterior lighting is photocell controlled.
